Privacy Policy

Houghton For Rent is operated by Bradway Enterprises Inc. ("we," "us"). This policy explains what information we collect through houghtonforrent.com, how we use it, and the choices you have. It does not cover sites we link to, such as the Resident Center run by Buildium, which have their own policies.
The short version
- We collect what you give us (like the contact form) and a small amount of technical data needed to run and protect the site.
- Analytics cookies only run if you click "Accept" on the cookie banner.
- Ask Houghton, our AI chat, sends your messages to an AI provider to write a reply. We don't keep chat transcripts on our servers.
- We don't sell your personal information.

Information you give us
- Contact form: Your name, email, phone number, the type of question, any property you're interested in, and your message. We store it and send it to our leasing inbox and lead-management tool so the team can respond.
- Applications, payments, and maintenance: These happen in the Resident Center, which is run by Buildium. Buildium's privacy policy covers what you enter there. We receive the lease and payment information we need to manage your tenancy.
- Tour requests and business perk submissions: These use forms hosted by Microsoft Forms and Jotform. Those companies process what you submit on our behalf.
- Rewards: If you claim a tenant reward, we use your email address and lease records from Buildium to confirm you qualify. Our rewards partner Paylode delivers the reward.
- Ask Houghton chat: The messages you type. See "Ask Houghton (AI chat)" below.
Information collected automatically
- Technical data: Like almost every website, our hosting provider (Amazon Web Services) receives your IP address, browser type, and the pages you request. We use this to deliver the site, fix problems, and protect against abuse. Server logs are kept for a limited time.
- Chat rate limiting: To stop abuse of Ask Houghton, we store a scrambled, one-way code made from your IP address (not the IP address itself) with a count of messages sent. These records delete themselves after about two days.
- Analytics (with your consent): If you accept cookies, we use PostHog to understand how people use the site, for example which pages are visited and whether the sample lease was downloaded. If you decline, PostHog runs in a cookieless mode that counts visits without storing an identifier on your device.
- Advertising measurement: We use a Google Ads tag to see whether our ads lead people to the site. Advertising cookies are only set if you accept cookies.
Ask Houghton (AI chat)
Ask Houghton is an AI assistant that answers general questions about our sample lease and how we operate. When you send a message, the recent conversation is sent through OpenRouter, which routes it to an AI infrastructure provider to generate a reply (currently DeepSeek models, with Anthropic as a backup if those are unavailable). We tell OpenRouter to use only providers that agree not to use the message to train their models. These providers may still keep messages for a limited time for abuse and safety monitoring, under their own terms.
We do not save chat transcripts on our servers. Your conversation is kept in your browser's session storage so it survives page changes, and it's cleared when you close the tab or start a new conversation. Our analytics count that a message was sent, but never what it said.
Please don't share sensitive information in the chat, such as your Social Security number, bank or card details, passwords, or health information. Ask Houghton can't see your account and doesn't need them.
AI answers can be wrong. They are not legal advice and don't change your lease or create any commitment from us. Your signed lease and our office have the final word.

- Answering your questions and scheduling tours
- Processing applications and leases and managing your tenancy
- Delivering tenant rewards and perks
- Running, securing, and improving the website, including preventing spam and abuse
- Measuring whether our advertising works
- Complying with the law and enforcing our agreements
How long we keep it
We keep contact form submissions and leasing records for as long as we need them to respond to you, manage your tenancy, and meet legal, tax, and accounting obligations. We keep chat rate-limit records for about two days. We don't store chat transcripts. Analytics data is kept according to PostHog's retention settings.
Security
We use reasonable safeguards, including encrypted connections (HTTPS), access controls, and keeping secret keys off the website. No system is perfectly secure. If you think your information has been misused, contact us right away.
Children
Our site is for adults looking for housing and their families. It is not directed to children under 13, and we don't knowingly collect their personal information. If you believe a child has given us information, contact us and we'll delete it.
Your choices and requests
You can ask us to tell you what personal information we have about you, correct it, or delete it. Some records must be kept, such as signed leases and payment history. Email Rentals@Houghtonforrent.com with "Privacy request" in the subject line. We may need to confirm your identity before acting, and we'll respond within 45 days.
Changes to this policy
We'll update this page when our practices change and change the effective date at the top. If a change is significant, we'll post a notice on the site.
